The Grand, Ward Place Promises Utmost Privacy Amidst Uninterrupted Views

14The Grand, the flagship luxury high-rise condominium project of Prime Group promises the future residents ‘utmost privacy’ in addition to the uninterrupted views of the Colombo skyline, being the only high-rise in Colombo 07 bearing the coveted ‘Ward Place’ address that is synonymous to upscale living.

With smartphones in every pocket and security cameras in every building, ‘absolute privacy’ in one’s home is a necessity in today’s world. Therefore, privacy has been a key element taken into consideration by Prime Group when designing The Grand, to provide its residents a personal sanctuary in order to live their chosen lives in seclusion. As such, The Grand has been designed to uphold the privacy of its exclusive clientele in every aspect. The main issue faced by residents in luxury high-rise dwellings today is privacy, where apartments overlook one another and residents are unable to enjoy time in their own balconies in privacy. At The Grand, none of the apartments nor balconies overlook one another. Which has been made feasible with one tower having two separate wings, where the design itself prevents any likelihood of this occurring. Further, The Grand is a 100% residential development and is set to be the only high-rise in Colombo 07 with over an acre of real estate in No.64 Ward Place, now and into the future.

“Us Sri Lankans have always cherished the seclusion of our homes yet combined with a sense of community. To cater to that spirit, we have given our utmost efforts to create the most private apartment residencies in Sri Lanka. We have achieved that by the unique design of the building, by introducing privacy cavities between each apartment, the strategic placement of the elevators among many others, to ensure our residents enjoy the privacy and the seclusion felt from a detached house. Further, in keeping with the prestige associated with Ward Place, Colombo 07 we decided that The Grand would be a 100% residential condominium to further enhance privacy. The community spirit is depicted by the sheer amount of leisure and recreational space that we have offered. Over 40,000 square feet for only 332 residencies, ensuring the residents at The Grand are never wanting for space,” added Brahamanage Premalal, Chairman of Prime Group, describing the ultra-luxury project of Prime Group.

The elevators at The Grand operate on access control card systems, providing residents access only to their residential floors and the leisure floors on the 5th and 32nd floors. The elevators open to private lift lobbies as opposed to residencies’ entrances and strategically positioned to provide utmost privacy. The residents can control visitor access with individual video-door phone systems connected from their residence to the lobby. Furthermore, the residencies are designed with privacy cavities between each of them, which enables residents to enjoy privacy and seclusion felt from owning a detached home. While providing much-needed seclusion, these cavities also afford each apartment plenty of sunlight and fresh air.

The construction of The Grand is handled by the industry giant MAGA Engineering and the Interiors are designed by IIDA International, an award-winning design consultancy firm based in Singapore headed by Beteo Geneva. The residences, especially the Duplex Penthouse and the Executive Suites are a manifestation of the technological innovation in the construction industry, with comprehensive home automation, and smart door locks.

In addition to all the luxury fittings and finishes in the residencies, The Grand has over 50,000 square feet dedicated for leisure and recreation for its exclusive 332 residencies, which is a clear differentiation when compared to other residencies catering to the upscale market. A fully equipped Gymnasium, a 36-meter pool, a kiddies pool with a play area, a world-class spa, badminton court, multifunctional hall, mini-mart, and a daycare center available for the exclusive disposal of the residents. This is also complemented by an additional recreational floor on the 32nd floor which is host to Sri Lanka’s longest elevated infinity pool at 71m in length along with a sky restaurant and a bar. Due to the vast recreational area dedicated for the residents, leisure time can be spent freely avoiding any congestions and disturbances that are a prevalent issue in most of the upmarket apartments. Whereby the space dedicated to leisure is far outweighed by the number of apartments in the complex.
